_ingARCHITECTS have recently been appointed on a semi-detached family home in Streatham, overlooking Tooting Bec Common. 
 
The existing property accommodates three bedrooms on the First Floor, with a family bathroom and en-suite. with an open plan living and dining room to the Ground Floor, separate kitchen and conservatory. 

The current internal layout does not utilise the footprint of the property, with a dark and isolated kitchen from the main dining and living spaces, with restricted views of the 35m rear garden. There is a large loft space within the roof eaves that is also redundant and undeveloped. 

The client's brief was to maximise the light, flow and feeling of space throughout the property, creating a separate formal living space, 'secret-cinema' and gym within the unused garage. Maximising the views, outlook and access to the rear garden from the kitchen and dining areas. 

Extending into the existing loft space will allow for a large principal bedroom, with walk-in dressing area, en-suite and small office area.

Incorporating rooflight windows where possible to maximise natural light, paired with contemporary anthracite black zinc clad side and rear dormers will provide the clients with a picture-view from their bed, down the garden towards the Common. 

SCOPE
Full renovation, including extension and layout reconfiguration to Ground, First and Loft Floors.
 
Replacement windows, doors and joinery throughout.
